Rm 210 Great trip

First of all, our unit was fantastic. We stayed for 8days and it was a perfect home base for our stay. The condo was very nice and clean. There were alot of the basics in our place already, i.e. Spices, cooking oil, plates, pots and pans etc. We bought groceries so we could cook and the dishes were nice and clean. I get skeeved out easily when staying in hotels/rentals but everything was clean and we felt right at home. It was clear the until was well cared for. The only complaint I really have is relatively insignificant and it's that the white paint was kind of bland but overall, who cares. We were a party of 6, 3 kids and 3 adults. The littles slept on the pull out, my mom and my family oldest slept upstairs in the guest room and my husband and I slept in the main bedroom downstairs. There was a fireplace and balcony. We bought a plastic sled and were able to sled down a little hill behind the condo. We are floridians and this was our first time seeing snow. There was plenty of snow to be had, even without skiing. We did tubing, the sleigh ride (which was ok but I prob would've saved my money if I had it to do again) and ice skating. It was great. They also accommodated an early check-in and a late check out. Definitely a nice place to stay.

Comfortable Condo near the Free Park City Shuttle

The 1 bedroom condo that we traded into via RCI was very spacious at 1125 sf. We could have had a few more people with us. The foyer has a place to hang your skis room for your ski boots. The dining room had a Murphy bed and a curtain for privacy. The galley type kitchen was huge with the usual fridge, microwave, coffee pot + filters, blender, and cooking pots and pans. The living room has 2 armchairs and a couch (sofa bed) which might be a little limited with 6 people. The TV has a system that allows you to use Hulu, YouTube, Netflix, etc. This was great when you figured out how to use it. There was also a half bathroom right across from the kitchen. Upstairs is the bedroom with another TV and plenty of storage. The full bathroom is within the bedroom so your guests will have to access your bedroom to shower. This is a great location as the free Park City shuttle is in front of the resort as is Fresh Market. The free shuttle takes you to the Outlet store, Park City Mountain, Deer Valley, downtown main street, etc. It's so convenient. The condo is not fancy like the Wyndham properties that we toured but we were just there to ski so it suited our needs. The office is only open from 1pm-9pm and there are not activities at the resort aside from the pool and hot tub.

Pleasant, but not great

This property was clean and comfortable, but the heat was difficult to adjust. I'm not sure what the problem was. The fridge " gurgled" all night, and I am a light sleeper, so that wasn't so nice, either.

It does seem to matter which management company is in charge of YOUR unit.

I read a lot of the TripAdvisor reviews after I made this reservation and noted the wide discrepancy in the reviews. I started to get concerned about my reservation. However, I know that RCI, my timeshare company, collects reviews separately from TA. That said, I believed my RCI booking would be all it was supposed to be. And it was. The resort itself is well maintained and easy to find. It is right AT the bus stop for the free transit and is withing walking distance of a grocery store and movie theater (and some other stuff too). My unit was clean, comfortable, fresh, well equipped for a studio, and perfect for one guy (couples would do well too). Studio would be a lot of fun for a group of four if you were to spend a lot of time inside. But, it's Park City UT. No reason to be inside except for a group meal and sleeping... If you book through RCI I am sure you'll be ok. I had a great time and a great experience. PS the pool and hot tub close at 845 p.m.

Unit 231

What they consider a layout of the 3 bedroom and 2 1/2 bath is a bit of a stretch. The one bedroom had two twins beds that were attached to the bath room that needed be shared with the adjacent bedroom, except there is NO DOOR on the bathroom just a large opening. We had 3 adult couples so it was pretty awkward too say the least. The front office was no help except we could rent a one bedroom for $2,000.00 for the week. The furnishings and general condition of the property were average but could use a complete overhaul.Best thing about Park Ave condominiums is location! it is adjacent to the free city shuttle bus stop and very close to Park City Mnt for skiing, and only a short ride to the Main street activities and restaurants. It is also located right across the street from Fresh Market grocery and Rite Aid and Starbucks and McDonalds, and just a short walk to the state liquor store and Squatters Grill and Pub, which is very tasty.

Deposit

An initial deposit of 2 nights lodging plus 6% reservations fee + tax amount and tax is due at the time of booking. Your final payment is due 60 days prior to your arrival date.

Cancellation

Winter Cancellation Policies: Holiday, Sundance and Presidents Day weeks – Cancellations made 61 days or more prior to arrival will incur a cancellation fee equal to $50 plus the 6% reservations fee + tax amount. Cancellations made 60-46 days prior to arrival will incur a cancellation fee equal to two nights lodging rate (the initial deposit) plus the reservations fee amount. Cancellations made 0-45 days prior to arrival are non-refundable.
